McKinney Water Leak Credit: What to Keep After a Repair

A McKinney water leak credit may help an eligible residential customer after a repaired leak causes unusually high usage. However, finding a leak does not automatically produce a credit. The city reviews eligibility, and the homeowner needs to preserve the right records.

If you are still dealing with unexplained water use, address the leak investigation first. Do not postpone an active repair while gathering billing paperwork. This guide focuses on organizing the next conversation with Utility Billing.

Check the city’s current requirements

As checked September 30, 2026, McKinney’s official Leak Credit section lists these residential criteria:

  • A single bill’s usage must be at least three times the same period in the prior year.
  • The utility bill must exceed $150, excluding service fees and deposits.
  • Requests are limited to one per address within a 12-month period.
  • The leak adjustment form and proof of repair must be submitted within 60 days of repair.

The city says an irrigation timer adjustment does not qualify. It also requires payment in full until a credit is issued to avoid late fees or disconnection. Confirm current eligibility and account questions with Utility Billing at 972-547-7550. Approval and the credit amount remain the city’s decision.

Keep diagnosis and repair records separate

A detection report describes the investigation and findings. A repair record documents the work completed. Before submitting paperwork, check whether you have both or only the first.

Ask the repair contractor for a clear invoice or completion record identifying the service address, repair date, and work performed. If an existing invoice is vague, request clarification. Do not relabel a detection-only visit as a completed repair.

Keep any supporting photographs with the corresponding dates. Label the files plainly so you can tell a before-repair observation from a completed repair photo. Avoid sending unrelated household or financial information when it is not requested.

Build a small, readable evidence packet

Start a folder containing the high bill, the comparison bill, the repair record, and the detection report if available. Then add a short timeline: when you noticed the problem, when it was investigated, and when the repair was completed.

Before filling out the form, ask these questions:

  • Do the comparison bills cover the periods the form requests?
  • Am I copying usage units correctly rather than substituting dollar amounts?
  • Does the proof of repair clearly show the property and completion date?
  • Is any requested document missing or unreadable?

Use the form linked from the city’s official page. Keep a copy of the submission and any confirmation. If you need clarification, refer to the exact document or field rather than sending several different versions without explanation.

Do not confuse paperwork with repair verification

A credit application concerns billing. It does not establish that every leak at the property has been resolved. Ask the contractor what was checked after the repair and what remains outside the scope.

If unexplained water use continues, keep a fresh observation log and contact the contractor. Our McKinney water-meter checklist explains why automatic water use matters when interpreting readings.

McKinney water leak credit questions

Will a leak-detection report guarantee a credit? No. It can document findings, but the city decides eligibility. Detection evidence and proof of completed repair serve different purposes.

What if I cannot find last year’s bill? Contact Utility Billing for help identifying the correct comparison period and account records. Do not estimate a figure for the application.

Does this apply to every home with a McKinney mailing address? Check the provider on your bill. Confirm the policy with that provider before using a city’s application.

What if the repair invoice has the wrong date? Ask the contractor to correct its record. Submit accurate documentation rather than editing a contractor’s invoice yourself.
